What a mini-split repair actually involves
A mini-split is a matched pair, so we work both ends. Indoors we open the head, read any stored fault code, and check the blower wheel, coil, drain pan and condensate line. Outdoors we look at the condenser, the line set connections, the electrical whip and the control board that talks between the two. Most calls come down to one of four things: a clogged drain, a fouled blower wheel or coil, a communication or control fault, or refrigerant loss at a flare connection. We tell you which before we touch anything.
What we check on the visit
We start with the error code, because the system usually tells on itself. From there we measure voltage at the disconnect, test the indoor and outdoor boards, check sensor and thermistor readings, and confirm the condensate is draining rather than backing up into the pan. We inspect the flare joints on the line set, since a slow leak at a fitting is common on units installed in a hurry. Filters in the heads get pulled and cleaned. On multi-zone systems we test each head separately so we know whether the problem is one zone or the shared outdoor unit.
Repair, deep clean, or replace the head
We repair when the fault is electrical, a drain issue, a sensor, or a fitting that can be corrected and tested. A deep clean of the blower wheel and coil is the right call when airflow has faded and the head smells musty, which happens fast in humid crawlspace-adjacent rooms. We talk replacement when the indoor coil is leaking, when a discontinued unit has no available board, or when a multi-zone outdoor unit has failed and the heads are already well worn. You get the reasoning and the choice.

Why is only one of my mini-split heads not cooling?
Usually a zone problem rather than a system problem: a failed indoor board, a stuck valve at the branch box, a clogged drain triggering shutdown, or a heavily fouled coil. We test each head separately to find it.
Water is dripping down the wall under my indoor unit. What now?
That is almost always a blocked condensate drain or a full pan. Turn the unit off at the remote to stop adding water, put a towel down, and call us. Continued running can soak drywall.
My mini-split is blinking a code. Should I keep resetting it?
Cutting power resets the code but not the cause, and repeated restarts on a low-refrigerant or electrical fault can damage the compressor. Note the blink pattern, leave it off, and tell us what you saw.
How it works
- Step 1
Tell us the symptom
Call or fill in the quote form and describe what you hear, smell or feel. Warm air, short cycling, a breaker that keeps tripping. That gives us a head start on the likely cause.
- Step 2
We diagnose on site
A technician checks the thermostat, airflow, electrical connections, refrigerant performance and the outdoor unit. We work the crawlspace and the attic too, because ductwork and drainage cause more trouble than people expect.
- Step 3
You decide, then we fix it
We explain what failed, what it takes to repair it, and what we would watch next season. No work starts until you say go. Most repairs finish the same visit when parts are on the truck.

Why homeowners call us
- Mixed heating is normal to usHeat pumps, propane furnaces and dual-fuel setups all behave differently in cold weather. We know how a heat pump should sound in the thirties and when the backup heat is doing too much of the work.
- We go under the houseRed clay crawlspaces hide crushed ducts, sweating lines and standing water. Comfort problems often start down there, not at the unit, so we look before we start replacing parts you may not need.
- Plain explanationsYou get told what broke and why, in words that make sense. If a repair is a short-term patch on an aging system, we say that out loud so you can plan instead of guessing.
- One crew, six statesWe serve homeowners across Alabama, Georgia, Kentucky, North Carolina, South Carolina and Tennessee. Same approach in every one: show up, diagnose properly, repair what needs repairing, leave the space clean.
- All major brands, gas & electricOne independent crew for Carrier, Trane, Lennox, Goodman, Rheem and more.
- Straight answersNot worth fixing? We say that out loud, and often it saves you the visit fee.
