What the upgrade job involves
We start by pulling load numbers for your house rather than matching the size of the old furnace, which is often too big. From there we remove the existing unit, adapt or rebuild the plenum, and run new PVC venting since a condensing furnace exhausts through the sidewall instead of the old flue. Condensate drainage gets planned too, which matters in a red clay crawlspace where water has nowhere easy to go. Electrical, gas connections and thermostat wiring are finished, then we fire it and balance airflow room by room.
What we check and install
Before quoting anything we look at duct sizing, return air, insulation and how the current system is venting. Undersized returns choke a new furnace fast, so that gets corrected. We check the gas line capacity, especially on propane homes up the ridges, and confirm the chimney or old flue is properly abandoned or reused by a water heater. Installation includes the furnace, venting, condensate handling and drain protection, a matched filter cabinet, and a thermostat that can actually run a modulating or two-stage burner.
How we decide it is the right call
If your furnace is old, heat exchanger cracks are showing, or repairs are stacking up season after season, replacement usually beats another patch. We also look at how you heat. Valley homes on heat pumps may be better served by a dual-fuel setup where the furnace covers the coldest nights. Homes on propane see the fuel side matter more, so efficiency gains land differently. If your existing furnace has years left and heats evenly, we will tell you to keep it.

Why does a high-efficiency furnace need new venting?
Condensing furnaces pull so much heat out of the exhaust that the gases cool and turn to liquid. That flue gas cannot go up a masonry chimney, so we run sealed PVC through a sidewall instead.
Will a bigger furnace heat my back rooms better?
Usually not. Cold back bedrooms are almost always a duct or return air problem. An oversized furnace short cycles and makes the imbalance worse, so we measure and correct the ductwork first.
Does the condensate drain cause problems in a crawlspace?
It can if it is not planned. Condensing furnaces produce water year round in heating season, so we route it to a proper drain or pump rather than letting it soak the clay under your house.
